Building and pest inspections in Epsom
Epsom has the largest share of flood-related overlays of the Bendigo suburbs we checked, with about 34% of its land in the Land Subject to Inundation Overlay. Get the Flood Eye property report and a planning property report before you buy, and ask the inspector to record any signs of past water.
Answer first: look at the flood maps
Epsom is about 7 km north-east of central Bendigo. Of the Bendigo suburbs we checked, it has the largest share of land under flood-related overlays. Vicmap Planning data put about 34% of Epsom in the Land Subject to Inundation Overlay and about 16% in the Special Building Overlay, the control for land affected by overland stormwater flow.
VICSES's local flood guide for Epsom, Huntly and Ascot explains why. Heavy rain can overwhelm stormwater drains, recent development has changed how runoff flows, and many buildings sit close to natural waterways. It lists Howard Street, the Midland Highway and Racecourse Road as Epsom roads that may flood. The guide shows the Bendigo Creek at Howard Street, Epsom, on its cover.
How to check a property
- Download the free property flood report from the North Central CMA's Flood Eye portal.
- Get a planning property report to see which overlays apply.
- Ask council, through your conveyancer, whether the land is in a designated flood-prone area under regulation 51 of the Building Regulations 2018.
The housing
Like Eaglehawk and Kangaroo Flat, Epsom first developed because of its alluvial gold, according to the City of Greater Bendigo's Residential Heritage Design Guidelines. Most houses there now are much newer: 95.1% of occupied dwellings were separate houses in the 2021 Census, and 25.5% were owned outright. The Historical Mining Activity dataset records 28 shaft locations inside the suburb.
What to ask the inspector
- Whether there are any signs of past water: tide marks, swollen skirting boards, damp in the subfloor or staining on the slab edge.
- How the ground falls around the house, and where downpipes and surface water go.
- For a house on a slab, whether the floor level looks low relative to the surrounding ground.
A building and pest inspection cannot tell you how often a property floods. The flood report and council's answer can.
