Building and pest inspections in Golden Square
Golden Square has 1,910 recorded mine shaft locations, the most of any Bendigo suburb we checked, and VICSES says homes near the Bendigo Creek are at risk of flooding. Before you buy, check the address in the mining dataset and the Flood Eye flood report, then book a building and pest inspection.
Shafts, creek and cottages
Golden Square is about 3 km south-west of central Bendigo, along the Bendigo Creek. Two facts set it apart from most suburbs on our list.
First, its mining record. The state's Historical Mining Activity dataset records 1,910 shaft locations inside Golden Square's boundary, the highest count of any Bendigo suburb we checked. The dataset notes that one shaft is sometimes recorded more than once, so the true number is lower, but the ground here was mined hard.
Second, flooding. VICSES's local flood guide for Golden Square and Kangaroo Flat says properties close to the Bendigo Creek and other waterways are at risk when they rise and overflow, and that severe flooding has happened regularly in the area's history. Vicmap Planning data put about 4% of the suburb in the Land Subject to Inundation Overlay.
Housing
In the 2021 Census, 91.4% of occupied dwellings in Golden Square were separate houses. The Victorian Heritage Database entry for 27 Pallett Street describes a late nineteenth-century weatherboard villa on New Chum Gully, built in an area of intense alluvial and quartz mining. Nearby land was once held under Miner's Rights and lined with miners' cottages that have since been demolished. Vicmap Planning data put about 8% of the suburb in the Heritage Overlay, so most houses are not in it, but check the address.
Before you buy
- Check the address in the Historical Mining Activity dataset.
- Download the free property flood report from the North Central CMA's Flood Eye portal, which VICSES points residents to.
- Ask council, through your conveyancer, whether the land is in a designated flood-prone area. Regulation 51 of the Building Regulations 2018 lets anyone ask.
- Book a building and pest inspection, and tell the inspector about anything the first three steps turned up.
In the report, look for any comment on cracking, floor levels, water staining under the floor or damp in the subfloor. Those are the findings to raise with your conveyancer before your deadline.
