Building and stage inspections in Huntly
Huntly is one of Greater Bendigo's four greenfield growth areas, and about a quarter of its land is in the Land Subject to Inundation Overlay. Download the Flood Eye property report before you buy or build. For a new home, book a stage inspection before each progress payment and ask about site levels at base stage.
A growth area with a flood history
Huntly is about 12 km north of central Bendigo. The City of Greater Bendigo's Managed Growth Strategy (October 2024) names Huntly as one of four greenfield growth areas. The others are Marong, Maiden Gully and Strathfieldsaye. The strategy estimates supply of about 2,348 lots in Huntly and Bagshot and proposes extending the urban growth boundary there, partly because of the train station. It also notes that the area still has bushfire and flooding constraints.
In the 2021 Census, 100.0% of occupied dwellings in Huntly were separate houses, and only 23.7% of homes were owned outright, a sign of how many are recent builds.
Flooding
VICSES's local flood guide for Epsom, Huntly and Ascot says severe flooding has happened regularly in the area. It notes that recent urban development has changed the natural flow of runoff, and that many buildings are close to natural waterways. It lists Leans Road, Old Murray Road and the Bendigo-Tennyson Road among the Huntly roads that may flood. In October 2022, about 120 mm of rain fell over two days.
Vicmap Planning data put about 25% of Huntly in the Land Subject to Inundation Overlay and about 10% in the Special Building Overlay, which covers land affected by overland stormwater flow. Download the free property flood report from the North Central CMA's Flood Eye portal for the address.
Building or buying new in Huntly
- For a new build, book an independent inspection before each progress payment. Ask the inspector to check the site levels and the floor height at base stage.
- For a near-new house, ask for slab-edge cracking, wet areas, roof plumbing and site drainage to be checked.
- Check the planning property report for the flood overlays and the Bushfire Management Overlay, which covers about 46% of the suburb's land.
Old mine workings are less of a concern here. The Historical Mining Activity dataset records only four shaft locations inside Huntly's boundary.
