Building and pest inspections in Maiden Gully

New estates beside the bush
Maiden Gully is about 6 km west of central Bendigo, on the Calder Highway. The City of Greater Bendigo's Maiden Gully Precinct Structure Plan (2020) covers about 700 hectares. It is bounded roughly by Schumakers Lane to the west, the railway line and the former Eaglehawk Golf Club to the north, the regional park to the east and the Calder Highway to the south. It plans for about 4,153 dwellings at an average of 12 dwellings per hectare, and many of its objectives deal with bushfire risk from the surrounding forest.
In the 2021 Census, 98.9% of occupied dwellings in Maiden Gully were separate houses.
Bushfire overlay
Vicmap Planning data put about 82% of Maiden Gully's land in the Bushfire Management Overlay. The Managed Growth Strategy notes that a proposed estate of about 1,400 dwellings was left out of its capacity count because of the overlay. The CFA says you will likely need a planning permit to develop land in the overlay.
For a buyer, that means:
- Ask whether the house was approved under a planning permit with a Bushfire Management Plan, and get a copy. It sets the construction standard, defendable space, water supply and access.
- Any extension, shed or second dwelling will probably need its own permit and bushfire measures.
Mining land
The Historical Mining Activity dataset records 605 shaft locations inside the suburb's boundary. For an established house, ask the inspector to note any cracking or movement, and check the address in the dataset.
Inspections on new and near-new homes
- During a build, an independent stage inspection before each progress payment.
- For a house a few years old, a close look at the slab edge, wet areas, gutters and roof space, and the drainage around the house.
- For any home near bush, timber pests in fences, decks and landscaping timbers.
