Building and pest inspections in Quarry Hill
Quarry Hill is a hillside suburb of Victorian, Edwardian and interwar houses, and about 41% of its land is in the Heritage Overlay. Read the council's Residential Heritage Design Guidelines before budgeting for outside repairs, and ask the inspector to cover retaining walls, drainage and the subfloor on the downhill side.
Victorian and interwar houses on a hillside
Quarry Hill is about 2 km south of central Bendigo, near the Bendigo Cemetery. The Victorian Heritage Database statement for the Quarry Hill Precinct (HO30, from the 1993 Eaglehawk and Bendigo Heritage Study) notes the hilly terrain and the high share of Edwardian and late Victorian houses. It singles out the views to and from the houses, and individually significant places such as the Eyrie.
The City of Greater Bendigo's residential character study for Quarry Hill describes the main precinct as mostly Victorian and interwar, with some 1950s infill. Houses are a mix of brick and timber with varied roofs, set back from the street behind small gardens and open front fences. In the 2021 Census, 85.6% of occupied dwellings were separate houses and 15.0% were semi-detached houses, townhouses or units.
Heritage Overlay over a large share
Vicmap Planning data put about 41% of Quarry Hill's land in the Heritage Overlay, the largest share among the Bendigo suburbs on this site. If the house is in the overlay, the council's Residential Heritage Design Guidelines apply to changes such as extensions, new fences and replacement materials. Read them before you rely on a builder's quote for work the inspection recommends.
Slopes and footings
On a hillside block, the inspection should cover more than the house:
- retaining walls, and any cracking or lean in them
- how stormwater is carried around the house on the uphill side
- the subfloor on the downhill side, where crawl space height is greatest and stumps are tallest
- steps, paths and verandahs, for movement or cracking
Other checks
Vicmap Planning data put about 35% of Quarry Hill in the Bushfire Management Overlay. The Historical Mining Activity dataset records 189 shaft locations within the suburb, far fewer than Golden Square or Eaglehawk.
