Building and stage inspections in Strathfieldsaye
Strathfieldsaye is a growth area of newer detached houses, with about 49% of its land in the Bushfire Management Overlay and few recorded mine shafts. For a new build, book an independent inspection before each progress payment. For an established house, focus the inspection on slab-edge cracking, wet areas, the roof space and drainage.
A growth area on the south-east side
Strathfieldsaye is about 9 km south-east of central Bendigo. The City of Greater Bendigo's Managed Growth Strategy (October 2024) names it as one of four greenfield growth areas, estimates supply of about 1,881 lots, and proposes extending the urban growth boundary there because it has fewer constraints than other options, though bushfire and flooding remain.
In the 2021 Census, 100.0% of occupied dwellings in Strathfieldsaye were separate houses, and the median weekly rent was $415, well above the Greater Bendigo median of $290.
Planning controls to check
Vicmap Planning data show:
- the Bushfire Management Overlay over about 49% of the suburb's land
- the Land Subject to Inundation Overlay over about 6%
- a Development Plan Overlay over about 15%, which requires an approved development plan before the land is developed
The Historical Mining Activity dataset records only 16 shaft locations in Strathfieldsaye, so mine workings are rarely the issue they are in Golden Square or Eaglehawk.
Inspections for newer homes
Most Strathfieldsaye buyers are looking at houses built in the last few decades, or building one. The useful inspections are:
- Stage inspections during a build, at base, frame, lock-up, fixing and pre-handover. Consumer Affairs Victoria says owners can use an independent inspector to check completed work before paying a progress claim.
- A pre-purchase building and pest inspection for an established house. Ask for close checks of the slab edge and brickwork for cracking, the wet areas for leaks, the roof space and the drainage around the house.
Termites attack new homes too. The Victorian Department of Health says Coptotermes can nest under concrete floors and in wall cavities, and cites CSIRO research showing steel-framed homes are attacked as well.
